Noah Shapiro

Noah Shapiro devotes all of his professional time to commercial real estate leasing transactions. He specializes in office, retail and ground leasing of mostly Class A properties and is involved in all aspects of the leasing process (including, negotiating leases, consulting with clients on term sheets or letters of intent, and negotiating brokerage or agency agreements).

Noah is routinely involved in several of the largest leasing transactions that take place each year in New York City, representing major landlords, such as SL Green Realty Corp., L&L Holding Company and Brookfield Financial Properties, and major tenants, such as Cushman & Wakefield. He has also lectured on leasing topics for the MBA program at Columbia University.

Noah was selected for inclusion in New York Rising Stars - Metro Edition, 2011-2012. He was also recognized as an up and coming real estate lawyer for New York in Chambers USA Guide: America's Leading Lawyers for Business, 2012-2013.  

Selected Representations

  • Represented SL Green Realty Corp. in a 1.6 million square foot lease to Viacom International at 1515 Broadway. At the time, this transaction was the largest-ever New York City office lease (other than a few sale-leaseback arrangements).
  • Represented Brookfield Office Properties in connection with a lease for 1.2 million square feet at One New York Plaza to Morgan Stanley, at the time, the largest single-asset office lease in New York City since 2008.
  • Represented Lazard Group LLC in its long-term headquarters lease of approximately 440,000 square feet at Rockefeller Center, New York, NY.
  • Represented SL Green Realty Corp. in connection with its joint venture to develop Pace University dormitories at 180 Broadway and 33 Beekman Street in Manhattan.
  • Represented L&L Holding Company in a lease with HarperCollins for 180,000 square feet at 195 Broadway, New York, NY.
  • Represented L&L Holding Company in a lease with Eataly at 200 Fifth Avenue, New York, NY

Other representative transactions include:

  • the long-term representation of a landlord with a nearly 8 million square-foot Manhattan office portfolio, including:
    • a lease with a global advertising agency of approximately 400,000 square feet;
    • a lease with a global advertising agency of approximately 200,000 square feet; and
    • a lease with a world-renowned luxury retailer for their headquarters of approximately 225,000 square feet;
  • the long-term representation of the landlord with a nearly 22 million square-foot Manhattan office portfolio, including;
    • the renewal and modification of an approximately 1.3 million square foot;
    • a renewal lease of approximately 250,000 square feet; and
    • several leases of at least 75,000 square feet;
  • representation of Cushman & Wakefield in their headquarters lease in midtown Manhattan;
  • representation of prestigious tenants in several headquarters leases of at least 90,000 square feet; and
  • representation of ground lessors and ground lessees in several ground leasing transactions.

Selected Representative Experience


SL Green Realty Corp. and Pace University Dormitory
Represented SL Green Realty Corp. in a joint venture to develop a Pace University dormitory tower at 33 Beekman Street in Manhattan. This is the second deal of its kind the firm has handled for SL Green involving Pace University.

SL Green Realty Corp Lease to Viacom International
Represented SL Green Realty Corp in a 1.6 million-square-foot lease to Viacom International at 1515 Broadway. At the time of closing in April 2012, this constituted the largest-ever New York City office lease other than a few sale-leaseback arrangements, according to SL Green.

Brookfield Office Lease to Morgan Stanley
Represented Brookfield Office Properties in its lease for 1.2 million square feet at One New York Plaza in Lower Manhattan to Morgan Stanley.

Headquarters Lease for Lazard Group LLC
Representation of Lazard Group LLC in its long-term headquarters lease of approximately 440,000 rentable square feet at Rockefeller Center, New York, NY.

Long-Term Ground Lease Completed for University Dormitory in NYC
Representation of SL Green Realty Corp. in a long-term ground lease, the formation of a leasehold condominium and the sale of a 150,000 square foot condominium unit in connection with the construction of a dormitory for Pace University in Lower Manhattan.

Landlord Represented in Park Avenue Office Tower Lease
Representation of SL Green Realty Corp. in an office lease covering more than 106,000 square feet in a Park Avenue office tower in Midtown Manhattan.

60,000 Square Foot Lease Signed
Representation of SL Green Realty Corp. in an office lease covering approximately 60,000 square feet.
