Rick Martin has more than 30 years experience assisting a broad range of clients involved in complex real estate transactions.  He has represented pension systems, pension advisors, developers, REITS, private funds, and individual investors in office, industrial, hospitality and multi-family acquisitions and dispositions, and multi-family, industrial, office and lot developers. Recently Rick has had a particular focus on restructuring of indebtedness, modification and restructuring of investment ventures and acquisition of distressed indebtedness. He has completed transactions including:

  • Representation of an institutional investor in the acquisition of an approximate 2,800-unit multifamily portfolio throughout Texas.
  • Representation of developer in connection with the sale of an industrial portfolio totaling 47 buildings in the DFW area.
  • Representation of state pension system in connection with the acquisition of an office building in Houston, Texas.
  • Representation of REIT in connection with formation of investment partnership and acquisition of industrial portfolio in Southern California.

Financing of 230,000 Square-Foot Inwood Village Shopping Center in Dallas, Texas
Counsel to L&B Realty Advisors and its advisory client, a state pension plan, in connection with refinancing of the Inwood Village Shopping Center, a 230,000 square-foot retail commercial space.

Movie Theater Ground Lease
Represented Movie Tavern in lease of a 48,000 square-foot movie theater located in Suwanee, Georgia

Acquisition of Industrial Buildings in Southern California
Acquisition of industrial buildings located in Southern California and formation of investment partnerships with CTRI.

Acquisition of Highland Park Place in Dallas, Texas
Represented client in the acquisition of Highland Park Place, a commercial office building located in Dallas, Texas.

Movie Theater Ground Lease
Represented Movie Tavern in the leasing of a 38,000 square-foot movie theater located in Montgomery County, Pennsylvania.

Purchase of VHA Place Tower Office Building and Formation of Venture and Loan
Counsel to Parmenter Realty Partners in connection with the acquisition of VHA Place Tower, a 236,000 square-foot office building located in Las Colinas (Irving), Texas and in the formation of Venture and Loan from American National Insurance Company.

Acquisition of Commercial Bank Building in Houston, Texas
Represented a state sovereign fund in the acquisition of the River Oaks Bank Building in Houston, Texas.

Kennedy Associates Real Estate Counsel in Lease And Asset Disposition
Represented Kennedy Associates Real Estate Counsel, LLP, in the disposition of numerous office and industrial properties totaling more than $300 million in Texas and North Carolina. Also represented Kennedy in negotiating ground leases with DFW Airport and development of a two million square foot industrial complex.

Development and Leasing of Multi-Use Community
Development and leasing of Victory Park, a new 75-acre office, hotel, retail and residential community in downtown Dallas, adjacent to the American Airlines Center.

Formation of Development and Investment Partnership - State Board Administration of the State of Florida
Represented the board of the State Board Administration of the State of Florida in the formation of a development and investment partnership with a publicly-traded REIT for the acquisition by contribution and purchase of a portfolio of regional shopping centers in four states.
