Haynes and Boone NY Attorneys Advise on Record Viacom Lease
NEW YORK – Attorneys in the New York office of Haynes and Boone, LLP have advised SL Green Realty Corp. in a 1.6 million-square-foot lease to Viacom International at 1515 Broadway, extending and expanding Viacom’s presence in the Times Square tower through 2031.
It was the second record-setting leasing deal for the firm since April 16. The Viacom transaction, handled by Partner Noah Shapiro and Of Counsel Russ Rabinovich, is believed to be the largest-ever New York City office lease other than a few sale-leaseback arrangements, according to SL Green.
On April 16, Partners Stuart Mass and Shapiro, together with Rabinovich, represented Brookfield Office Properties in a 1.2 million-square-foot lease to Morgan Stanley at One New York Plaza, which was at the time the largest single-asset office lease in New York City since 2008, according to Brookfield.
“In what has been characterized as a slow leasing market for New York City, Haynes and Boone, LLP so far this year has now closed about 4.5 million square feet of leasing transactions relating to prime Manhattan office space,” said Mass. “It’s gratifying to serve our clients in such momentous leasing transactions.”
Marc Holliday, SL Green’s chief executive officer, said the Viacom deal reaffirms the desirability for trophy assets in prime areas of midtown Manhattan.
