Haynes and Boone New York Team Advises in 1.2 Million-Square-Foot Manhattan Lease


NEW YORK – Haynes and Boone, LLP attorneys have advised client Brookfield Office Properties in executing a lease for 1.2 million square feet at One New York Plaza in Lower Manhattan to Morgan Stanley.

It is the largest single-asset office lease in New York City since 2008, according to Brookfield. In the transaction, Morgan Stanley moved from sublease to direct lease, including an option for more than 300,000 square feet of expansion space.

The Haynes and Boone lease team included New York partners Stuart Mass and Noah Shapiro, along with of counsel Russ Rabinovich. Brookfield was represented in-house by Jerry Larkin and Duncan McCuaig.

“We are proud to have assisted Brookfield in achieving this major strategic priority of re-letting this large block of One New York Plaza,” said Mass. “It’s great that Morgan Stanley will be able to remain in the building and expand into additional space."

One New York Plaza is a 2.6-million-square-foot Class A office tower located on the southern tip of Manhattan, adjacent to Battery Park. The building offers stunning 360-degree views of New York Harbor and the Manhattan skyline.
