With New Lease at 30 Rock, Haynes and Boone New York Becomes Iconic Building’s Third Largest Renter


NEW YORK – For Haynes and Boone, LLP, what began in New York City ten years ago with a strategic plan, a cardboard office sign and a single lawyer has now blossomed into a legal services enterprise that is the third largest tenant in Midtown Manhattan’s iconic 30 Rock building.

The Dallas-headquartered law firm has just signed papers to take an additional 38,193 square feet of space in 30 Rockefeller Plaza, giving it a total of 113,000 square feet – the entire 24th, 25th and 26th floors. Only Lazard and Deloitte LLP take up more room in the landmark building.

For office founder and current New York Managing Partner Ken Bezozo, the new lease is somewhat of a milestone in the firm’s ambitious quest to become a recognized player in New York market with more than 100 lawyers by the year 2016. Bezozo established the Haynes and Boone New York beachhead in 2004 in a 7,500-square-foot Park Avenue sublease marked by a cardboard Haynes and Boone sign hand-lettered by his then-16-year-old daughter.

“It’s really amazing how far we’ve come from those early years with eight lawyers to where we are today with more than 80,” Bezozo says. “We have made great progress by staying true to our original planning, taking a long-term view and being very deliberate in adding high-octane lawyers who complement each other. This new lease is all about taking it up yet another notch.”

The 30 Rock expansion picks up the entire 24th floor, which was previously occupied by financial advisory giant Lazard. The firm already occupied about 75,000 square feet -- the entire 25th and 26th floors.

Haynes and Boone moved to 30 Rock in early 2011 under a 15-year lease. Before that, the firm subleased 35,000 square feet of the McGraw-Hill Building at 1221 Avenue of the Americas.

A multi-million-dollar renovation of 30 Rock, including a new lobby, windows and heating and ventilation units, played a key role in the relocation decision, according to Bezozo.

As part of its strategic growth roadmap, Haynes and Boone plans to continue building out its New York finance, corporate, real estate, litigation, bankruptcy, securities regulation and white collar criminal defense capabilities.

“Things are good,” says Bezozo. “And they’re going to get even better.”
