Haynes Boone Represents MTA in Grand Central Terminal License to City Winery

Haynes and Boone, LLP Counsels Linda Herman and Cristina Addy represented Metropolitan Transportation Authority, North America’s largest transportation network, in a transaction that will result in City Winery opening a new venue in Grand Central Terminal.

 

City Winery signed a three-year license agreement with the MTA for 15,888 square feet of multiple interconnected spaces that will house an upscale restaurant-wine bar featuring a live music performance space, a farm-to-table gastropub, and grab-and-go options. The main part of the venue will be within the western portion of Vanderbilt Hall, which once served as the main waiting room for Grand Central Terminal. The license agreement, finalized May 25, 2022, grants City Winery the option to extend the license term for an additional two years, and will generate an approximately $4.5 million license fee (if extended) plus a percentage of gross sales.

 

At her prior firm, Linda represented the MTA in connection with the initial lease-up of the retail space at Grand Central Terminal. She now leads a team representing the MTA in connection with its ongoing retail leasing program at Grand Central Terminal, which team includes Cristina and Associates Joseph Slochowsky, Stephanie Chung and Ryan Gura. Other recent transactions completed by the team include licenses in Grand Central Terminal for Luke’s Lobster, Dirty Taco, Lovepop, and Karma & Luck.

 

Linda represents landlords and tenants in both office and retail leasing transactions. Currently, Linda’s leasing expertise focuses on the representation of owners of midtown office/retail buildings and major corporate tenants.

 

Cristina’s practice focuses on all aspects of commercial leasing for both tenants and landlords of retail, office, and industrial properties throughout the United States. Additionally, she has substantial experience representing both corporate and private equity clients relating to real estate matters in connection with investments, acquisitions, and divestitures.
