Haynes Boone represented Provident Data Centers, a division of Dallas-based Provident, in forming a joint venture with Northampton Capital Partners LLC to develop a next-generation turnkey data center in the North Dallas Corridor.
The project is expected to deliver approximately 54 megawatts of critical capacity and is scheduled to come online in late 2027, helping meet growing demand in the Dallas-Fort Worth market, one of the most active and capacity-constrained data center markets in the United States.
Developed on a 74-megawatt site, the facility is designed to support AI and inference workloads while offering low-latency connectivity. The joint venture also establishes a framework for future collaboration between Northampton and Provident Data Centers to develop additional inference-ready projects in key markets nationwide.
The Haynes Boone team representing Provident Data Centers in the negotiation and documentation of the joint venture was led by Data Centers and Digital Infrastructure Chair Jeffrey Moerdler and Real Estate Counsel Andrew Silberstein, with assistance from Partner Stephen Friedberg on related leasing matters.
"The continued expansion of artificial intelligence, cloud computing and digital infrastructure is driving significant demand for new data center capacity," said Moerdler. "This transaction highlights the strength of the Dallas-Fort Worth market as a key hub for digital infrastructure investment. We were pleased to assist Provident Data Centers in this transaction and support its long-term growth strategy."
The transaction is the latest in a series of significant matters handled by Haynes Boone across the data center, digital infrastructure and AI sectors. Over the last year, the firm has advised on Fermi America's historic $682.5 million IPO and $13.8 billion dual listing supporting a multi-gigawatt AI and energy infrastructure campus, Electronic Power Design's sale to Voltaris Power, involving a provider of mission-critical power solutions for data centers, and Contabo's acquisition of a U.S. colocation business. These matters reflect Haynes Boone's experience advising clients across the digital infrastructure lifecycle, from development and financing to operations and strategic transactions.
